Most Texas homeowners know their insurance covers fire damage and theft. But when a claim is denied, it's almost always because of something the policy doesn't cover — and in Texas, the list of common exclusions is long and important to understand.

Here's what standard homeowners insurance in Texas typically does not cover, and what to do about the gaps.

Flooding

This is the number one gap for Texas homeowners — and it's caused more financial heartbreak here than almost any other coverage exclusion.

Standard homeowners insurance explicitly excludes flood damage. It doesn't matter if a hurricane, tropical storm, or extreme rainfall causes the flooding — if water enters your home from the outside and rises from the ground up, your homeowners policy won't pay for it.

After Hurricane Harvey in 2017, tens of thousands of Houston homeowners discovered this the hard way. Flood damage requires a separate flood insurance policy, available through the National Flood Insurance Program or private carriers.

The fix: Purchase a standalone Texas flood insurance policy. Even if you're not in a high-risk flood zone, over 40% of flood claims in the US come from moderate to low-risk areas.

Earthquake Damage

Texas has seen increased seismic activity in recent years, particularly in West Texas near oil and gas operations. Standard homeowners insurance does not cover earthquake damage. A separate earthquake endorsement or policy is needed.

Sewer and Drain Backup

If a sewer line backs up into your home and causes water damage, your standard policy likely won't cover it. Sewer and drain backup coverage is typically available as an optional endorsement — ask your agent if it's included or add it if not.

Mold Damage (In Most Cases)

Mold is specifically excluded or heavily limited by most Texas homeowners policies. If mold results from a covered loss (like a burst pipe), some policies will cover it — but mold from long-term moisture, humidity, or flooding is almost universally excluded. Given Texas's humidity, this is a meaningful gap.

Pest and Insect Damage

Termite damage, rodent infestations, bed bugs, and other pest-related damage are not covered by homeowners insurance. Insurers consider pest prevention to be an owner maintenance responsibility.

Texas has one of the highest termite infestation rates in the country. Termite damage can cost tens of thousands of dollars and is entirely out of pocket without a separate termite bond or pest control plan.

Normal Wear and Tear

Homeowners insurance covers sudden and accidental damage — not gradual deterioration. If your roof slowly degrades over 20 years, your appliances break down from age, or your foundation cracks over time, those are maintenance issues that fall outside coverage.

This is why regular home maintenance matters so much — neglected issues can void claims even when a covered event occurs.

Pool and Hot Tub Liability (Partially)

Your homeowners liability coverage does extend to pool-related injuries — if a guest drowns or is injured in your pool, your policy covers the liability claim. However, the pool structure itself may not be fully covered, and certain situations (like a neighborhood child accessing an unsecured pool) can create complex liability exposure that exceeds basic homeowners limits.

If you have a pool, consider adding a personal umbrella policy for additional liability protection above your homeowners limits.

High-Value Items Above Policy Limits

Standard homeowners policies set sublimits on high-value items like jewelry, art, firearms, and collectibles — often $1,500–$2,500 per item. If you have an engagement ring worth $10,000 or a gun collection worth $25,000, your standard policy won't fully cover a loss.

A scheduled personal property endorsement allows you to list and insure specific high-value items at their full appraised value.

Business Property and Liability at Home

If you work from home, your homeowners policy offers very limited coverage for business equipment and virtually no coverage for business liability. A client visits your home office, trips on the steps, and sues — your homeowners liability may not apply.

Home-based businesses often need a separate home business endorsement or a standalone business owners policy (BOP).

Vacant Home Damage

If your home is vacant for more than 30–60 days (the threshold varies by policy), your coverage may be suspended or significantly reduced. This affects owners of second homes, rental properties, or homes undergoing extended renovation. A separate vacant home policy is available for these situations.

Acts of War or Nuclear Hazard

Standard exclusions found in virtually all homeowners policies. Unlikely to be relevant but worth knowing.

Intentional Acts

If you intentionally damage your own property or someone else's, your homeowners insurance will not cover it. This includes damage caused by household members acting intentionally.
